The owners' elderly parents live in a small, totally independent section of the house.
There is no gate between the driveway to the property and the access road.
Any other price related conditions
A breakage deposit of 125€ is payable upon arrival. This will be returned in full if there have been no breakages and the property is left in good order. The owners may, at their discretion, deduct 50€ from the deposit if the property is not left in good order.

This is a delightful, 19th-century Landaise farmhouse, converted in 2001 to create a character cottage. Single-storey but on split levels, it overlooks its own private pool and arable farmland. The timbered façade with high-pitched roof overhang covering the front terrace is a typical feature of local character, as are the tiled floors and timbers inside. Although the house retains its original features and countrified appeal, it is extremely well-appointed, with new fixtures and fittings throughout. Light spacious rooms are well-kept, uncluttered and decorated with a fresh youthful eye for colours, while furniture is largely traditional. The lofty, south-east facing, covered terrace provides welcome shade and privacy looking out over a lawn and enclosed 7m oval swimming-pool (1m20 depth). The discreet owners live to the side of the property with their two young daughters. Madame is a teacher and Monsieur restores old buildings and furniture. Local attractions include the Canal Latérale (1km) for boating, cyclicing towpath walks and cycle paths; waymarked walks through the Forêt Domaniale de Mas d’Agenais; the base de loisirs, riding centre and swimming lake 15km away, near Casteljaloux; Agen and its plum growing valley. Bordeaux vineyards start at 35km and the famous circuit des bastides (historic villages such as Monflanquin, Eymet, Castillonès) is within easy reach, as is delightful Nérac with its Château de Henri IV.
