Price includes: your chosen property on a rental-only basis from 1700 hrs on the Saturday of arrival to 1000 hrs on the Saturday of departure.

A breakage deposit of 100€ is payable in cash upon arrival. This will be returned on the morning of departure (less charges for items not included in the price), provided there have been no breakages and the property is left in good order. The owner may, at their discretion, make a minimum deduction of 50€ from the deposit if the property is not left in good order.
Electricity (electric radiator in each room) is not included and must be paid for on departure.
Household linen is available and chargeable.  One set costs 20€ for two people and 5€ for each additional person.  One hand towel, one bath towel and one flannel per person, plus two tea towels and two kitchen towels per booking will be provided.  Extra sets are not available.
Le Pigeonnier Ardéchois is a 3-bedroomed cottage, sleeping 4 plus 2 children aged 8 to 16 years (+ baby), in the village of St-Julien-du-Gua (Ardèche), 20km NW of Privas, 25km NNE of Aubenas (Michelin map: 527).  VFB is delighted to have featured this property since 1997.  Saturday arrival.

This stone-built, detached property, dating back to the mid-19th century, stands in an elevated position in a small village in the heart of the Ardèche, with beautiful extensive views over the deep valley and surrounding hills, part wooded, part steep pasture. The interior is tastefully furnished with traditional items and character is provided by a vaulted bathroom, exposed stone walls, beams, open stone fireplace and a galleried landing overlooking the living-room. The tranquil paved terrace and terraced garden, with old fruit trees and swings, (approximately 70m²) afford wonderful views over this delightful landscape where sheep graze, and are backed by a stone wall with an arched cavern, once a lavoir. The friendly owners, whose country house this is, live in Lyon; either they or their representatives will be responsible for the welcome of visitors. There are no neighbours overlooking the garden and the nearest ones are about 25m distant. This property is the perfect base for visiting the area, within easy reach of the famous Gorges de l’Ardèche; caves of Aven d’Orgnac; the chestnut capital, Privas; the Rhône valley at Valence, and the Cévennes National park. The beautiful city of Lyon is easily accessible. This is an attractive character house in a beautifully tranquil, rural location with some superb touring at hand.

Ground floor: access from village road (up 19 uneven, stone steps without handrail at the top - low headroom) into kitchen or living / dining room.
 
·    Kitchen (4m75 x 2m90) with gas cooker (4 rings and oven), fridge, dishwasher. Tiled floor. Opening to living/dining room (up 6 steps). Door to garden.
·    Living / dining room (6m80 x 4m00 - 6 steps up from kitchen) with open fireplace. Tiled floor. French window to terrace/garden and door to bathroom. Stairs to first floor.
·    Bathroom (1 step up) with short bath with shower attachment, washing machine, wc. Tiled floor.
 
Note: Low headroom at the door and in the bathroom.
 
First floor: gallery / landing with doors to:
 
·    Bedroom 1 (3m05 x 3m00) with 1 double bed (1m40). Board floor. Note: this bedroom overlooks the living/dining room (mezzanine style) but is curtained off.
·    Bedroom 2 - split-level (2m90 x 4m00) with 2 single beds (0m80) - 7 open steps to reach the second bed on raised platform, DVD player, monitor and selection of DVDs. Board floor.
·    Bedroom 3 (4m05 x 2m90 - 5 steps down and low headroom) with 1 double bed (1m40). Board floor.
·    Separate wc.
